MONTREAL, May 30, 2019 – Brivia Group is proud to present the first architectural drawings of a major real estate project planned for the area surrounding Phillips Square in downtown Montreal. There will be three phases to the project, which will include a 61-storey residential tower that is 220 metres above sea level. The first phase represents an investment of about $400 million, and the completed project could cost $1 billion.

The first tower will comprise more than 500 residential units, with an upscale hotel to be added to the project at a later date. This is Brivia Group’s fifth major project in Montreal, along with YUL Condominium and QuinzeCent.

Brivia Group’s project will be built between Place Phillips and Saint Alexandre streets, in the block bordered by Sainte Catherine Street and René Lévesque Boulevard. The site is currently used as a parking lot.

This huge project will play a role in revitalizing this sector of downtown Montreal by welcoming 789 new residents, thereby contributing to the development of nearby businesses and redevelopment efforts on Sainte Catherine Street. This site is an important crossroads between the business district, Montreal’s shopping district, McGill University and Place des Festivals.

A varied clientele will be attracted by the growing number of major residential projects in this part of Montreal. Brivia Group believes that future residents will be professionals who want to live closer to where they work, active retirees who want to trade their single-family home for a spacious condo, new Canadians who want to make their home downtown and international buyers. Airbnb-style rentals will not be allowed.

“Downtown Montreal is being transformed, with a focus on residential real estate development, and Brivia Group is pleased to be a part of this process. More than ever, Montrealers are keen to live in this district. We are targeting local, business and foreign buyers. We believe we can offer them a product that meets their expectations and specific needs. It’s a unique project, and we’ll go all out to ensure it is our best achievement so far,” said Kheng Ly, founder, president and CEO of Brivia Group.

The project’s first phase will consist in building the tallest residential tower in Montreal, thereby making an imposing addition to the city’s skyline. At 220 metres above sea level and with its outstanding nine-cornered architectural geometry, it will offer unique corner units that are highly prized by clients. The location on Phillips Square means this residential tower will be the same height as Place Ville Marie. The views of downtown and the surrounding area from the various units will be among the most spectacular in Montreal.

1, Square Phillips will be an oasis of tranquility in the heart of the lively downtown core, featuring a garden and incomparable landscaping by landscape architect Claude Cormier of Claude Cormier + associés.

“We designed 1, Square Phillips for residents who are seeking a lively, hip experience of downtown Montreal and its entertainment district, while enjoying an intimate, private setting. Upon entering the interior garden, a true oasis in the heart of the project, you’ll be filled with a feeling of calm. Residents will have access to one of the tallest buildings in the city, affording breathtaking views of the river, the mountain and Greater Montreal. We have taken advantage of this rare opportunity to invest in an enclave with no buildings to create a peaceful environment and a garden against a magnificent backdrop,” added Anik Shooner and Jean-Pierre LeTourneux, lead architects and partners, Menkès Shooner Dagenais LeTourneux Architectes.

“The landscape architecture of 1, Square Phillips is a world unto itself, a tribute to the history of Phillips Square while at the same time integrating the latest designs. The interior garden, which will feature a combination of bonsai and evergreens, will pay tribute to King Edward VII and to fashion on Sainte Catherine Street. It will have a unique signature that creates a feeling of well-being in a vibrant urban setting,” said Mr. Cormier.

“The strength of the project lies in the various partners Brivia Group has brought together. They draw inspiration from each other’s work to deliver a project of great value. It’s not everyday you get a chance to tackle a challenge as exciting as this one, and I’m very proud to collaborate on the interiors of one of Montreal’s most ambitious real estate projects,” explained Alain Desgagné, designer, InnéDesign and Associés, who worked with Sabrina Lareau, interior designer at Menkès Shooner Dagenais LeTourneux Architectes.

Phillips Square offers a unique look at the history of Montreal. In addition to immersing future residents in one of the most vibrant shopping districts in North America, Brivia Group’s project restores a residential component to Phillips Square, in a nod to its history. It was a lively residential neighbourhood in the 19th century before it was transformed into a shopping destination. When completed, the 1, Square Phillips project will support the revitalization under way in this part of downtown, along with the transformation of Birks, The Bay and the arrival of Time Out Market, a hot spot for foodies that will bring together the city’s best bars and restaurants under one roof.

Brivia Group is planning to begin construction in 2020, with occupation of the first phase in 2024. The condominium units will start at $295,900. For more information, visit habiterlesquare.ca.
